GET TO KNOW YOUR INSPECTOR
My name is Dave Kesterson, and I’m so thankful to you for considering me as your home inspector. As a homeowner myself, I know how exciting and stressful it can be to buy and own a home and I take a great deal of pride in helping you to better understand your home.
I’ve spent two decades building and remodeling homes and trying to become educated in as many areas of construction as possible. I’ve had the privilege of learning from some amazing individuals that took the time to help me understand what they were passionate about. Understanding homes has become my passion and I hope to pass some of that knowledge and understanding on to you.
The State of Tennessee ensures that we licensed home inspectors are not only thoroughly tested in our knowledge, but also that we go a step further and continue our education to make certain we are keeping up with the changing environment. As an InterNachi Certified inspector, I proudly go above and beyond the state requirements to make sure I’m providing my clients with the best possible service.
One of my other passions is endurance running. Not only does it take me into some stunning landscapes, but it also keeps me focused on heath and wellness. This makes climbing into attics and crawl spaces a little less challenging and has helped me to develop a patience that lends itself well to the home inspection process.
TENNESSEE STATE LICENSE #2415
INCLUDED IN A TYPICAL HOME INSPECTION
THE EXTERIOR
We generally start on the outside where we visually inspect the roofs condition and any penetrations in the roof as well as flashings and the electrical if this is where it enters the home. In some cases a roof is too high or delicate, so a drone might be used to perform the inspection. On our way down we look at gutters, siding, flashing and trim, doors and windows, soil grading, drainage, venting, vegetation, patios and decks, foundations, walkways and driveways, and electrical and plumbing fixtures.
THE INTERIOR
From there we move into the home where we inspect the ceilings, walls, floors, windows and doors, stairways and railings, and look for signs of structural damage. While inside we will test the electrical and plumbing components looking for hazards or leaks. We’re gonna look for signs of water damage and safety issues. We will typically try to gain access to the attic and inspect the insulation, venting, structural components and any heating or cooling equipment that might be present.
THE COMPONENTS
As we work our way around and through the house we are going to find and evaluate the condition of a few major components of the home as well as a few minor appliances. This includes testing the heating and cooling systems, finding the age of and testing the water heating equipment, locating and inspecting the electrical panel, testing smoke alarms, bathroom fans, garage door openers, and testing a few kitchen appliances including the diswasher, garbage disposal, range/oven and venting.
